A
new committee will be formed, Covenants, perhaps as part of the ARB. Ms. Teena Crenshaw and Mr. Kevin Gilfedder volunteered to serve. We need to establish the committee and determine
what its role will be. Must have due process and must have follow up to ensure
violations that are corrected are noted as fixed so the violation does not
carry over if houses are sold.
2.
A complaint was received about conditions of 46776 Backwater,
plantings in violation of HOA rules. There have been past issues involving the
police. The matter will be referred to the new Covenants committee for action.
3.
A resident inquired if a ARB app was needed for flower boxes (NO) or
laying gravel/stones in the areas between townhouse driveways (YES).
4.
We need two no outlet signs, one for Southern Oaks to replace a
missing one and another for Tamarack Ridge. Lynn will order them for us.
The ARB has nothing out of the
ordinary to report this month. Submissions are being received and processed in
a timely manner.

have the FY ’04 and ‘05 spending plans NOW!!

- Motion by Larry Katzman to
set FY 2005 assessments at $77 per month for single family, $81 for
townhouses. This is consistent with the recovery plan which is way ahead
of schedule. By the end of FY 2005 we should be completely recovered (no
deficit). Motion seconded by Bob Villegas,
passes 3-0. This will be effective with the August 1 payment.
- Reserve study vendor
selection tabled again to next meeting.

- Dee Dee Gober has resigned
from the Board due to a relocation.

Larry
Katzman moved to issue a violation of the declaration, covenants, conditions
& restrictions to 46760 Southern Oaks Terrace. Corrective action required
by homeowner by July 27th, appeal able at the July Board meeting. Bob Villegas seconded, motion passes 3-0.
- Bob Villegas moves to appoint Kevin Gilfedder to the vacant board position expiring January
2007. Seconded by Larry Katzman, passes 3-0.

Bob Villegas moves to appoint Sheryl Hammes to
the vacant board position expiring January 2006. Seconded by Jane Li, passes
3-0.
- Bob Villegas moves to appoint Larry
Katzman as President, Kevin Gilfedder Vice President, and Sheryl Hammes
as Treasurer/Secretary. Seconded by Jane Li, passed 5-0.
- Larry has found someone to
discuss a possible merger with Richland Forest HOA, the board expressed
support to setup an exploratory meeting with RFHOA.
- There will be another Augusta Drive
meeting. This one is the County Transportation Committee Meeting in
Leesburg on July 12th at 6:30 PM. Larry will post the plan details
on our website this week.
